Brtonigla, Croatia
A centuries-old Istrian family estate in Brtonigla, restored across three historic buildings, with its own olive groves, an oleoteka, and Michelin-recognised territorial cuisine at Primizia Food & Wine.

Three stone buildings stand around a park of centuries-old olive trees in Brtonigla. The former manor villa keeps its cellar. The old cattle stable holds Suite Cavalier, fifty square metres behind thick stone walls. The agricultural tool store became guest rooms with private entrances. Original beams, wrought iron, and hand-cut stone run through every corridor. Converted in 2004 following strict restoration criteria, San Rocco Heritage Hotel won best small hotel in Croatia five years running.
The family behind San Rocco was born here. Their olive groves produce Leccino, buza, and bianchera oils sold in the on-site oleoteka. That territorial rootedness shapes everything, from the interiors to the kitchen to the pace of a stay. This is Istrian tradition made visible, not performed.
Istria has over 3,000 kilometres of marked cycling trails. The hotel arranges road and mountain cycling tours across the region's hilly interior. Guided truffle hunting takes guests into the forests, followed by truffle specialty tastings back at the hotel. Olive oil tastings happen in the oleoteka or among the groves themselves, led by the family that produces the oil. The park and historic interiors host private events and weddings. Two swimming pools, one indoors and one set among the olive trees, stay open year-round.

Primizia Food & Wine calls itself a modern Istrian tavern. The ambience is informal. The menu draws on centuries of influence, Venetian and continental, filtered through what grows in this territory. Asparagus arrives in spring. Black and white truffles appear in season. Boskarin, the Istrian ox, shares the menu with local prosciutto. Wood-fired pizzas come from a bread oven built by a small family company in Northern Italy.
The kitchen uses the estate's own premium olive oils, pressed from Leccino, buza, and bianchera olives grown in the groves surrounding the hotel. Local wines complete the table. Primizia holds JRE membership and carries Michelin recognition. Every plate reflects the family's belief that Istrian tradition deserves its future.
The outdoor pool sits among the olive groves, surrounded by greenery and open to the Istrian sky. Inside, a covered swimming pool looks out across the hilly landscape. A sauna and hydromassage complete the wellness centre. Massage treatments are available on request. The wellness space was designed through a careful search for colours and natural materials that match the estate's stone-and-beam character. Both pools stay open through summer and winter.
San Rocco's relationship with the land runs through its olive groves. The family has tended these trees for generations, pressing Leccino, buza, and bianchera olives into premium oils on the estate. That continuity is the foundation of everything here, not a programme but a way of life rooted in a single piece of Istrian territory.
Primizia Food & Wine sources ingredients from the surrounding region, cooking with what each season provides. The restoration of the estate's three buildings followed strict criteria to preserve original materials. No formal sustainability certifications exist, but the property operates through deep local sourcing and generational stewardship of its land.
